Happy days in property sales is still a distant dream,  say Top Realtors

“Residential sales will take at least a year before they make a broad-based recovery”, Senior Executives from top property development firms DLF, Godrej Properties & Embassy say.

Residential sales crawled for the past 5 years & prices have stagnated due to poor demand. Property developers also faced severe liquidity crunch due to demonetisation, Real Estate (Regulation and Development) Act, 2016, crisis in non-banking financial companies & so on.

Property consultant Anarock compiled the sales booking data for Q2 FY 19-20 of 9 companies — DLF, Godrej Properties, Mahindra Lifespace, Oberoi Realty, Prestige, Sobha, Puravankara, Brigade & Kolte-Patil.

As per report, Housing sales value increased by 5% from s5,250 crore in the Q1 of 2019-20 to nearly R5,520 crore in the Q2. During the same time, home sales have fallen by 9.5%, stated by PropEquity (Data Analytics firm).
Expert comments:

Pirojsha Godrej (chairman of Godrej Properties) said : “It is going to be worse before it gets better. It will take 6-12 months before it bottoms out. The economy is going through a rough patch & until that starts showing some signs of recovery, the sector will not come out of the problems. You cannot delink the sector from the economy.”

On rescue financing, Godrej said, not that all the issues would go out immediately, but the government has taken a good initiative. “There are a lot of customers, who are suffering. It is important that the sector is brought back to life”.

Godrej further added that prices were flattish for the past 1 year & will remain so for the next 12 months.

Anuj Puri (Chairman of Anarock) said “While housing sales in overall residential market recorded a decline in Q2 FY-20, but the housing sales value of India’s top 9 listed developers remained steady”.

Samir Jasuja (Founder & Managing Director of PropEquity) said “Demand has been definitely impacted in the last quarter, with buyers delaying their decision”.

Rajiv Talwar (CEO of DLF) said “Trust deficit among buyers is low, now. It may take couple of quarters for the tide to turn; And for the buyer sentiment to improve. Builders should take this (the fund) as a lifeline, not bonanza”.

Jitu Virwani (Chairman of Bengaluru-based developer Embassy) said “Completed projects, & under-construction projects from big branded developers are in high demand. Buyers are preferring mid-segment flats over big luxury flats. Developers are resizing the configuration of flats.”

मकानों की बिक्री सुधरने में अभी लगेगा एक साल

डीएलएफ, गोदरेज प्राॅपर्टीज और एंबेसी जैसे देश के शीर्ष प्राॅपर्टी डेवलपरों के वरिष्ठ अधिकारियों का कहना है कि आवासीय मकानों की बिक्री के सुधार में अभी कम से कम एक साल का वक्त लगेगा।

आवास की बिक्री में पिछले 5 साल से मंदी का दौर चल रहा है। मांग कम होने की वजह से कीमतें स्थिर हैं। प्राॅपर्टी डेवलपरों को नोटबंदी, रेरा, एनबीएफसी संकट की वजह से बहुत ज्यादा नकदी संकट का भी सामना करना पड़ रहा है।

हाल में सरकार ने रूकी हुई परियोजनाओं के लिए 25,000 करोड़ रुपये के फंड की घोषणा की है जिससे प्रमुख 7 शहरों में अटकी परियोजनाओं को पूरा करने में मदद मिलने की संभावना है।

गोदरेज प्राॅपर्टीज के चेयरमैन पिरोजशा गोदरेज ने कहा, ‘स्थिति बेहतर होने की शुरूआत होने के पहले और बुरा हाल होने जा रहा है। निचले स्तर पर पहुंचने के बाद उससे उबरने की शुरूआत होने में 6 से 12 महीने लगेंगे।’

उन्होंने कहा, ‘अर्थव्यवस्था कठिन दौर से गुजर रही है और जब तक कि इसमें कुछ सुधार के संकेत मिलने नहीं शुरू हो जाते, रियल एस्टेट सेक्टर समस्याओं से उबर नहीं पाएगा। आप इस क्षेत्र को अर्थव्यवस्था से अलग नहीं कर सकते हैं।’

बचाव वित्तपोषण कोष के बारे में गोदरेज ने कहा कि सभी मसलों का तत्काल समाधान नहीं होने जा रहा है, लेकिन सरकार ने सही कदम उठाए हैं। उन्होंने कहा, ‘बहुत से खरीदार झेल रहे हैं। यह महत्त्वपूर्ण है कि इस सेक्टर को पटरी पर लाया जाए।’ आंकड़ों का विश्लेषण करने वाली फर्म प्राॅपइक्विटी के मुताबिक जुलाई-सितंबर 2019 के दौरान मकानों की बिक्री देश के 9 शहरों में पिछले साल की समान अवधि की तुलना में 9.5 प्रतिशत कम होकर 52,885 मकान रह गई है।

चालू वित्त वर्ष की दूसरी तिमाही में नौ सूचीबद्ध रियल एस्टेट कंपनियों की बिक्री मामूली दो प्रतिशत बढ़कर 5,520 करोड़ रुपए पर पहुंच गई।

एक शोध रिपोर्ट में यह जानकारी दी गई। संपत्ति को लेकर परामर्श देने वाली कंपनी एनराॅक ने नौ कंपनियों डीएलएफ, गोदरेज प्राॅपर्टीज, महिंद्रा लाइफस्पेस, ओबेराॅय रियल्टी, पे्रस्टिज, शोभा, पुर्वांकरा, ब्रिगेड और कोल्टे-पाटिल की दूसरी तिमाही में बिक्री के आंकड़ों को जमा किया।

एनराॅक के चेयरमैन अनुज पुरी ने कहा, ‘हालांकि दूसरी तिमाही में आवासीय इकाइयों की कुल बिक्री में गिरावट आई है, लेकिन शीर्ष नौ सूचीबद्ध रियल एस्टेट कंपनियों की बिक्री इस दौरान स्थित बनी रही है।’

प्राॅप इक्विटी के संस्थापक और प्रबंध निदेशक समीर जसूजा ने कहा, ‘निश्चित रूप से पिछली तिमाही में मांग प्रभावित हुई है। खरीदार फैसला करने में देर कर रहे है।’

देश की सबसे बड़ी डेवलपर डीएलएफ के मुख्य कार्यकारी राजीव तलवार ने कहा कि मकानों की बिक्री में किसी भी तरह के सुधार में कम से कम 3 तिमाही और लगेगी। उन्होंने कहा, ’भरोसा इस समय निचले स्तर पर है। मुझे लगता है कि इस तूफान को वापस जाने में दो या तीन तिमाही और लगेगा और खरीदारों की धारणा में सुधार होगा।’ तलवार ने कहा कि बिल्डर इस फंड को जीवन रेखा के रूप में लेंगे, बोनांजा के रूप में नहीं।

बेंगलूरू के डेवलपर एंबेसी के चेयरमैन जीतू विरवानी ने कहा कि पूरी हुई परियोजनाओं व बड़े ब्रांड के डेवलपरों द्वारा बनाए जा रहे मकानों की बिक्री बेहतर है। उन्होंने कहा, ‘बड़े आलीशान फ्लैटों की बिक्री नहीं हो रही है, जबकि मझोले स्तर के फ्लैट्स ठीक ठाक बिक रहे हैं। डेवलपर उसके मुताबिक आकार में बदलाव कर रहे हैं।’

गोदरेज ने कहा कि कीमतें पिछले साल भर से स्थिर बनी हुई हैं और अगले 12 महीने तक इसमें स्थिरता रहेगी।
