With the passage of time there was a change in the Smart City Mission and it was said that 100 existing cities would be converted into Smart Cities.<\/strong><\/p>\n<p>India is a big country. There are 28 states and eight union territories. In such a situation, the mission of 100 new and eco-friendly cities is not very ambitious as very few new cities have been built after 1947 and the urban population in the country is still less than 35 percent. Whereas in China it is more than 65 percent. Urban real estate development is largely part of economic development and job creation. <strong>In such a situation, it is necessary that we have some more new cities and not just expansion of existing cities. Because the expansion of old cities can be costly and messy at times.<\/strong><\/p>\n<p>Land Acquisition Act 2013 which makes acquisition difficult and costly. It is not that the 2013 Act had arisen suddenly. This was responsible for the long-standing difference in the prices of rural and urban land. The cost of land in rural areas has been very low, whereas the reality is that even rural land is acquired for urbanization. On this basis, it can be said that the root cause of the 2013 Act lies in the high cost of urban land. This brings us to the second important part of the whole story.<\/p>\n<p>It is true that the license-permit-quote raj in the manufacturing sector ended in 1991 itself. But a form of this rule remained in the urban real estate sector. The government has neither enabled the private sector to provide infrastructure nor expand additional real estate on a large scale, and it has done so on its own. Due to this, the supply remained limited in comparison to the demand, so that the license-permit-quota raj should be phased out in the real estate development sector in urban areas. This could lead to an expansion in supply and thus a reduction in urban real estate prices.<\/p>\n<p><strong>The government has to put in place an appropriate long-term policy framework that encourages and enables large private sector real estate companies to participate in the construction of 100 new cities. These companies can conceptualize, plan, mobilize resources, manufacture and market them as well as expand supply subject to government policy standards.<\/strong> The development of Gurugram can also be taken into account in this context.<\/p>\n<p><strong>It is true that in the last seven-eight years, a large number of unsold apartments have come up in many cities. This may indicate that we are lacking in demand. In any case, the huge expansion in supply seems irrelevant in any case. However, the so-called insufficient demand is actually at the market price which is much higher than the basic price.<\/strong><\/p>\n<p>There is no dearth of demand at relatively low prices. At such a low price, a lot of demand can be seen. With the passage of time the prices can be reduced if the policies mentioned above are adopted.<\/p>\n<p>In the end, the idea of \u200b\u200b100 new cities is fundamentally good but we have to change
