After two years of recession in the real estate sector due to the pandemic, there was some ray of hope in the year 2022. Segments of this industry are recovering from the effects of Covid. The sector is also registering a healthy growth on year-on-year basis. According to industry experts, the upward trend will continue in the calendar year 2023.<\/span><\/p>\n

At one time the housing market was adversely affected by inflation, rising mortgage rates and a short supply of buildings. However, now this area is recovering fast. According to NAREDCO, the sale of residential properties has increased by 51 per cent in the post-Covid era. Remote and hybrid working has become more prevalent during the pandemic. Therefore, people are paying more attention towards their well-being in bigger houses, adequate space and facilities with value-added services.<\/span><\/p>\n

Real estate was also seen as a sustainable investment option due to the pandemic. Due to this trend, the performance of the industry also improved in the last one year.<\/span><\/strong><\/p>\n

The rapid growth of e-commerce sector due to growth in digital economy is expected to drive the demand for warehouses in top metros, tier-2 and tier-3 markets. These initial trends can be seen in the New Year and in-city warehouses will gain importance.<\/span><\/p>\n

Industry experts expect the government to announce a slew of promotional measures for the industry. Such as tax concessions and reducing transaction costs to help increase public spending.<\/span><\/p>\n

However, Developers should focus on completing recent projects. Sales will pick up when buyers see the project nearing completion. This will keep the demand for good developers going. The demand for ready-to-move units will also increase.<\/span><\/p>\n

Funds were provided to complete stalled housing projects under government initiatives such as the Swami Yojana. This initiative has encouraged the providers of affordable housing and this sector will grow rapidly in the years to come. Mortgage coverage in affordable housing finance will grow at the rate of 8 to 10 per cent over the coming years.<\/span><\/p>\n

However, the Anarock Consumer Trend Survey 2023 has indicated that housing demand may decline sharply if home loan interest rates exceed 9.5 per cent.<\/span><\/p>\n

Experts estimate that India’s real estate market is expected to reach the level of Rs 13 lakh crore by 2023. It is estimated to touch the level of 1 trillion dollars by 2030. This sector will create many employment opportunities. <\/span>
\nAccording to industry experts, the geopolitical situation is having an impact on the real estate segment in India and this may also pose some challenges in the year 2023. But some positive results are also emerging. There are indications that the war in Eastern Europe may end soon. In the middle of the year 2023, a period of decline in inflation may begin and oil prices may also stabilize. The expansion of the real estate market will be determined by the overall economic situation and the efforts and policies of the government in the upcoming Union Budget.<\/span><\/p>\n
