While this is appropriate, the uniform price band of up to Rs.45 Lakh for affordable housing is not aligned with the market realities of most major cities,\u201d said ANAROCK Group.<\/span><\/p>\n<p><span style=\"color: #000000;\">The real estate consulting firm&#8217;s consumer sentiment survey for 2022 shows a steep decline in demand for affordable housing. In 2018, 39% of property seekers in the top seven Indian cities were interested in affordable homes priced under Rs.40 lakh, but in 2022, only 26% sought homes in this budget range.<\/span><\/p>\n<p><span style=\"color: #000000;\">There is a large amount of unsold affordable housing in the top seven cities, accounting for over 27% of the 6.30 lakh unsold units by the end of 2022. Demand has been weak in this segment since the pandemic, making revitalization by the government a top priority.<\/span><\/p>\n<p><span style=\"color: #000000;\">\u201cThe below-per launches in the affordable housing category are an oblique representation of its tepid demand in the markets. <strong>The rise in input costs and international economic climate have pushed developers to increase the prices of affordable homes,\u201d Raheja Developers.<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Experts suggest that the affordable housing price range of Rs.45 lakh or below in Mumbai is inadequate and should be raised to Rs.85 lakh or more. For other major cities, the price band should be raised to Rs.60-65 lakh to make more homes qualify as affordable and allow more homebuyers to benefit from reduced GST (1% without ITC) and government subsidies.<\/span><\/p>\n<hr \/>\n<p><a href=\"https:\/\/plyinsight.com\/hi\/placement-offered\/\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter
