Tremendous demand for luxury houses

Property developers say that there has been a demand for higher-priced apartments with add-ons such as watchman, spa, multi-label parking, lush green open spaces and heated pools. Individual houses and older apartments do not have such facilities.

Industry executives say many people are looking to upgrade their homes as the COVID-19 pandemic confined them indoors. Working from home has also increased the demand for bigger apartments. It has also been strengthened by the increasing income of the people and the increasing number of newly rich.

New luxury homes have been in short supply in recent years. In the year 2019, due to economic slowdown and subsequent Covid global pandemic, supply was affected. This affected sentiment in 2020 and developers were forced to shelve new projects.

Anarock’s data shows that luxury homes generally cost more than Rs 1.5 crore. The luxury category is expected to account for nearly 17 per cent of all residential projects launched in 2022, the highest in at least five years. While the share of houses priced below Rs 40 lakh has halved to 20 per cent during this period.

Overall, a record 65,700 luxury homes are expected to be sold in 2022, three times more than a year ago.

प्रॉपर्टी डेवलपर्स का कहना है कि दरबान, स्पा, मल्टी-लेबल पार्किंग, हरे भरे खुले स्थान और गर्म पूल जैसे ऐड-ऑन के साथ अधिक कीमत वाले अपार्टमेंट की मांग बढ़ गई है। व्यक्तिगत मकानों और पुराने अपार्टमेंट में ऐसी सुविधाएं नहीं होती हैं।

उद्योग के अधिकारियों का कहना है कि बहुत से लोग अपने घरों को अपग्रेड करना चाहते हैं क्योंकि कोविड-19 वैश्विक महामारी ने उन्हें घर के अंदर सीमित कर दिया था। घर से काम करने के कारण भी बड़े अपार्टमेंट की मांग बढ़ी है। इसे लोगों की बढ़ती आय और नव धनाढ्यों की बढ़ती संख्या से भी बल मिला है।

हाल के वर्षों में नए लक्जरी मकानों की आपूर्ति कम रही थी। साल 2019 में आर्थिक मंदी और उसके बाद कोविड वैश्विक महामारी के कारण आपूर्ति प्रभावित हुई थी। इससे 2020 में धारणा प्रभावित हुई और डेवलपर नई परियोजनाओं को मजबूरन टालने लगे थे।

एनारॉक के आंकड़ों से पता चलता है कि लक्जरी मकानों की कीमत आमतौर पर 1.5 करोड़ रुपये से अधिक होती है। साल 2022 में शुरू की गई सभी आवासीय परियोजनाओं में लक्जरी श्रेणी का योगदान करीब 17 फीसदी है जो कम से कम पिछले पांच वर्षों की सर्वाधिक ऊंचाई है। जबकि इस दौरान 40 लाख रुपये से कम कीमत वाले मकानों की हिस्सेदारी आधी होकर 20 फीसदी रह गई।

कुल मिलाकर साल 2022 में रिकॉर्ड 65,700 लक्जरी मकानों की बिक्री हुई जो एक साल पहले के मुकाबले तीन गुना अधिक है।
